Empirics is blind without theory. Heritability on its own may not tell us much about what can happen. Perhaps economic models can help.
I notice you neglected to ask the question of how genes get translated into phenotype.
However, the R-test implicitly assumes genes interact linearly. If they don't, the test will overestimate heritability.
